Once the property is chosen, the first commitment is the proposal and preliminary agreement, also called "compromesso", which should be in writing and carefully evaluate and include in this all the requirements for a clear and effective ending. The proposal and preliminary agreement, or "compromesso", is a contract under which the seller and the buyer are obliged to conclude a transaction, and establish procedures and terms. It is always advisable to use trained professionals do all the necessary assessments to carry out an investment. It is to receive technical advice from surveyors, architects, engineers, for a thorough assessment of the property before making a binding offer and put in writing any guarantees to be affixed to the end of the bargain. The costs of experts and professionals are always in charge of buyer. If intervening agency or real estate agent, the forms for the proposed purchase are guaranteed by law and the documentation is deposited at the local Chamber of Commerce (CC.I.AA). The identification of the property and the owners is confirmed by the agent who has applied for all necessary documentation to the seller (from the deed showing the origin on the property to the land registry).
